You can schedule a showing by giving us a call at (262)-473-8646 or sending an email to rrwalton@rrwalton.com. You can also fill out an inquiry form to inquire about a specific apartment. Then, we will send you additional information about the apartment and work with you to schedule an in-person viewing of the apartment.
We notify current tenants at least 24 hours before the showing, but if a property is currently not rented, we may be able to show it to you the same day you contact us!
We will meet you on the apartment property at the time of the showing.
Yes, we allow the use of financial aid to pay rent.
If you are struggling to pay rent, you should contact us to discuss a possible payment plan. Do not be afraid to inquire about setting up a payment plan. We encourage you to be upfront and open rather than fall behind on payments. Above anything, we want you to be comfortable reaching out to us if problems arise.
Parking is free at all units; however, at our downtown properties you may wish to purchase a parking pass from the city due to the limited street parking.
If your lease is still in place and your roommates move out without paying rent, we operate a joint lease so you are responsible for covering the full rent amount. Usually, we hold you accountable for your share of the rent only, but legally you are all responsible. The roommates that moved out could find a subtenant in their place or we can help find one as people reach out to us.
No, but getting renter’s insurance is strongly recommended.
The security deposit is one month of your rent.
– Checks & cash are the preferred payment methods.
– Debit & credit cards are charged a convenience fee variable by card. You may come into the office or call in your card information.
– Mail: Send rent by mail to the office address. Make checks payable to Walton Rentals and include address on the memo line.
– Drop-off at office: Drop off rent to anyone in the office during normal business hours. Normal business hours are:
Monday-Thursday: 7am-4pm
Friday: 7am-11am
-If those hours are not available to them, the door to the office has a secure mail slot through which rent can be dropped off anytime.
– If paying monthly, rent is due on the 1st of each month.
– If paying by semester, the due dates are May 15th (summer), August 15th (fall semester), and December 15th (spring semester).
Rental certificates are completed by the landlord to show what you paid for the year. Rental certificates are used for tax purposes and you should ask an accountant if it is required.
After 5 days past your rent due date, you will be charged an additional $2.00 per day.
Yes, a minimum fee of $150 is charged to you to sublease your apartment. You are able to find a subtenant on their own or we can help do showings if people inquire about the apartment as well.
No guest may remain in the apartment for more than 2 weeks. Furthermore, you are responsible for any damages caused by guests.
None of our apartments are furnished.
We allow pets in some units, but they must be approved. There is an additional $200 security deposit and $50 per month charged per pet.
Minimal nail usage or 3M hooks are allowed.
No, we do not allow tenants to paint the walls.
You have the freedom to set the temperature at whatever you want in each unit, but if you plan to leave for an extended period of time during the winter we request that you do not shut off the heat and keep it at a minimum of 50 degrees to avoid frozen pipes.
You should contact the office during office hours and someone will unlock your unit for you; outside of office hours, you may contact our emergency line.
No, but you can request additional keys from us that must be returned at lease end.
We will not enter the apartment without notice or request from you. The only exception to this would be an emergency situation.
– Repairs for normal wear and tear will be made at no charge to you. For example: light bulb requests, a clogged drain, etc.
– Repairs needed due to negligence and misuse such as beer caps in the garbage disposal will be charged to you.
At the start of your lease, call WE Energies and request the bill to be put in your name.
